Revisit the use of one Makefile: The current single Makefile is shared between multiple environments (local, mkdocs and pandocs). Base don user feedback we may beed to split into multiple Shell Scripts or Makefiles but this will also impact UX.

Explore better organization of Theme Properties including Extras. It is somewhat confusing of what property does what today.
